Staging breathes emotion into a space; it transforms a property into a home and an imagined lifestyle. Elegant staging speaks to prospective buyers. It allows someone to walk into a space and feel so comfortable they are ready to kick off their shoes and cozy up on the couch.

HOW WE WORK

We connect by phone or in person to learn about your property and go-to-market timeline. We coordinate a time to view the property. We take measurements, photos and make note of any special requirements we see in the property. For consultations, we conclude with a tailored report describing our recommendations to help you get the property ready to list. For home stages, we create a customized plan to stage the rooms and spaces that will be most evocative for buyers. We work closely with real estate agents throughout the process to ensure we meet timing expectations for any home renovations, market listing considerations, and professional photography.

HOW WE PRICE

Our pricing process for vacant home staging begins during our consultation with either the homeowner or the real estate agent. Our prices factor in the number of rooms to be staged and the amount of furniture and accessories it will take to fill those spaces, as well as external factors such as availability of elevators, parking and access to property. Because each property is different, we must account for this uniqueness before we give a quote. Prices for consultation services are flat fee.

Simply Staged is a women-owned and operated small business based in Alexandria, Virginia. We serve the Washington, DC, Northern Virginia and Maryland region.

Owners Sarah and Caroline are a mother-in-law/ daughter-in-law team who say, “If we can make this work, we can make anything work!” Joking aside, their deep bond is born out in their consistent stylistic vision for each home and helps them stay flexible and responsive to changing client needs.

They are personally involved in each job and work with an intimate group of home stagers who maintain high standards of quality with their adaptable styling techniques.

Caroline Scott

Caroline is an Accredited Staging Professional® and is our attention to detail expert who loves hunting for unique pieces including art, furniture and décor. She worked in the fashion industry in New York City for 9 years, specializing in visual display and has transferred this creativity into beautiful composition, aesthetic and balance of a space. She enjoys working with different textiles and colors to create a specific energy and emotion for every home she stages.

Sarah Scott

Sarah is an Accredited Staging Professional®. Before she started her own staging company, she was a real estate agent for 9 years. She has helped many buyers and sellers transition into their new homes, while advising them on the importance of home staging. Sarah is a master at room layout and has a passion for transforming a space - it is evident in every room she steps into. She loves how a room can immediately change with a simple swap of furniture or one can of paint.
